Proper Build Group was founded by an owner who spent eight years renovating for his own account and supplying cabinetry and flooring to everyone else's. The same two failures wrecked project after project: schedules nobody managed, scopes nobody wrote down. We built this company to close both gaps.

Proper Build Group came out of a hundred-plus projects, many of them built for our own account. Every policy here exists because we felt the cost of its absence.

The argument
Every builder in Scottsdale has a portfolio of nice kitchens. Far fewer can tell you what the budget was built on, how the schedule held together, or what happened the week something went wrong. We have been the owner on many of our hundred-plus projects, so we build the way we wanted our own contractors to build.
Every trade bid separately and shown to you as a line item. Nothing estimated per square foot, nothing hidden inside "general construction."
We build a milestone schedule during preconstruction and track it weekly as the job runs. When something shifts, you hear it from us first.
We limit how many projects run at once so the person leading your build isn't stretched across the Valley. You'll know who they are and how to reach them directly.
We came out of the cabinetry and flooring business and kept the wholesale access. That helps on two categories that move a remodel budget more than most.
What we build
We don't chase every job in the Valley. We take renovations where the drawings are real, the finish level is high, and the owner wants one company accountable from demolition to punch list.
Down to studs and slab. New structure, mechanical, electrical, plumbing, envelope, and finish, sequenced so the house comes back better than the day it was framed.
The two rooms people actually live in. Custom cabinetry, stone selected at the slab yard with you, and millwork detailed before a single cabinet is ordered.
Square footage added to a home you already like. We handle survey, engineering, permitting, and the HOA submittals that will eat six months if nobody owns them.

Scottsdale Mountain
A 4,474 square foot house rebuilt inside. New kitchen with a full slab island, new cabinetry throughout, reworked ceilings and lighting across the main living areas.

Great room and kitchen reconfigured and opened to the patio through a new arched opening. New cabinetry, stone, and flooring throughout.
Before you commit
Most remodel horror stories start with a one-page bid and a handshake. Ours starts with a preconstruction package you could hand to any other builder in town.

Phase 01
2–5 weeks
We walk the house, review the drawings against existing conditions, price the trades, and build the schedule. You review the budget and the schedule before demolition starts.
Phase 02
The build
A dedicated project lead runs your house. You get regular written updates with photos, the current schedule, and anything that needs a decision from you.
Phase 03
Handover
We work the punch list to completion at closeout. You leave with the documents you'll want in five years when something needs service.

A hillside home taken back to structure. Great room framing reworked to open the view corridor, full mechanical, electrical, and plumbing replacement, new kitchen and primary suite, refinished exterior.
Scottsdale
Interior renovation and reconfiguration. Walls relocated to square up the plan, new kitchen with custom cabinetry, every bath rebuilt, new flooring, lighting, and electrical throughout.

Phase 01
2–5 weeks
Nothing gets demolished on a guess. We measure what's there, review the drawings against the existing conditions, and put the trades out for real pricing. If the design and the budget don't agree, you find that out here, not in month four.
Phase 02
The build
A dedicated project lead runs your house, not five others at the same time. You get regular written reports: what got done, what's next, where the schedule stands, and any decision we need from you.
Phase 03
Handover
We work the punch list to completion before we call the job done. It does not stay open for months. You leave with the paperwork you'll want in five years when a valve fails or a warranty question comes up.
Money
Two structures, chosen by what the drawings can support. We'll tell you which one your project should be on, and why.
Complete drawings and selections. A single contract price, with the estimating risk on us. Most of our work runs this way.
Open-book invoices, a fixed fee, and a maximum. You see the subcontractor invoices and receipts, and savings under the cap are returned to you on the terms set out in the contract.
Speed
We spent eight years building for our own account, where every extra month came straight out of our own return. That taught us to treat the schedule as a cost, not a courtesy.
Straight answers
If your project needs something on this list to pencil, we're the wrong builder, and we'll tell you that in the first meeting instead of the fourth month.

Founder
I earned my real estate license at 19 and spent my first years on luxury listings in Scottsdale, learning how high-end property is priced and who buys it. At 20 I bought my first property to renovate and resell. It worked, and I kept going.
Eight years later I've completed more than a hundred projects, over eighty of them residential, ranging from cosmetic remodels to full structural renovations with major additions. Along the way I assembled and sold a portfolio of nearly thirty single-family and small multifamily units, and built and exited two operating companies, including a cabinet and flooring business I grew to ten employees.
All of that was spent as the owner writing the checks. I know what a vague invoice feels like, and what it costs to hear about a delay after it already happened. Proper Build Group is built so the people who hire us don't find out the same way.
The team
Small on purpose. Every project has a named person responsible for it, and you'll have their phone number.
Construction delivery and field operations. Jake owns what happens on site: sequencing, trade coordination, quality, and the schedule you were promised.
Submittals, selections, permits, inspections, and the paperwork trail. The part of a remodel that decides whether it finishes on time.
Our subcontractors work our projects day in and day out, not once a season. That volume earns preferential pricing, and preferential scheduling when you need a trade back on site next week. The second is worth more to you than the first.

Verify any of it. The Arizona Registrar of Contractors publishes our license status, complaint history, and bond. Look it up before you sign with anyone.
